Hey All.Ryan here from Boston.I have a great realtor who is automatically sending me the MLS listings of my desired properties in the area I want and, to my surprise, I am seeing opportunities!

I've complied with a lot of the improvements that they needed such as fixing the lights, chaining up the AC's, and forcing my tenants to register their cars for one.

Less wear and tear, less noise,, not as many cars, not as much general traffic in and out of buildings.If you choose to do this keep it across the board,, no exceptions,, Fair housing applies,, you need to be consistent.

On quick review, the house looks good, nice and finished.The only thing I noticed is that there is plenty of horse parking, but no car parking.  

If not cured, they get the property back automatically for a $10 transfer-back fee.As a representative of the seller, I would learn if there is such a medium in CO.  

An example of a property I recently looked at in Torrington is a 3 family with off street parking, a 2 car garage and a shared driveway with 2 other properties, older home but it is well maintained.

Meeting locations are chosen for various reasons, but a group doesn't automatically focus on that specific location. 

Keep in mind curb appeal is big, make sure your place looks amazing the second the appraiser steps out of the car.
