You should do a great job at presenting how the market is performing and detail the absorption rates in your market and what type of offers are getting traction. 

It was getting good traction because it was close to Tacoma's military housing and appeared to have a lot of short stay military families that were using it.

Have you made any traction in this area or have you any insights in the Texas Tech area or other prospects withing TX?

There's been some investment activity, but not enough to gain traction yet.

Some of the local ones we recommend are CAZA Alexandria, Traction REIA Tysons, Capital City REIA and Fairfax Real Estate Networking.

Hey Michael, I'm happy to hear about your new pursuits in RE, and it's good that you are honest about the about level of grind it will take to get traction against the big dogs out here in Denver-Metro.  

Come to the table with some funds and traction or people might not take you seriously.  

Some homes are getting multiple offers, not as much traction as other places, but I'd consider it "somewhat" Competitive for the deals that are going, but Durham remains on a lot people's radar, the buyer's come out for a right deal and snatch them very quickly. 

I was reading a thread where a commentor said you needed to spend $1k minimum a month to get any kind of traction.

Good to see you get some traction finally.
