I know I am new here but just thought I would throw this in here.

I'm just unsure which routes are available, so I had to throw out the best example I could think of so people would have an idea of what i was trying to accomplish.

If i were a landlord, i wouldnt waste any time pressing charges against the person who actually did the damage.I do not believe throwing her out on the streets is going to solve the problem.

anybody willing to throw the percentages out the window and make 40 or 50k in 3 months even though it's only a 15 or 20% return?

The 2nd picture kitchen one I can't really see the kitchen just the kitchen from the living room but the pictures don't scream granite counter and stainless steal- I can barely see most of them.Maybe move the couch a little bit away from the window and add some window trimmings- maybe red to match your pillows - move the black chair from where it is and center that living room table- put a flower arrangement on living room table- maybe clear glass with red flowers to match pillow cases again- doesn't have to be flowers- could be just some little nick nacks on that table- just something intresting- normally if you dont go with flower you can try nick nacks in odd numbers like 3.

I have thought of that already but wanted to throw it out here as well.

Don,Will,and John are right on.What a typical Guru will do is throw the meat out there and get the potential investor in a frenzy and then they will buy a course to only get mostly fluff.I can tell you being a commercial broker and investor is hard work.I was breaking down trash the other day from a tenant that left so that bulk would pick it up from one of my units.I don't look at the work but where it will get me too and the experience and learning.Once you accept that you will work smart but also very hard you will get ahead.If you keep believing in silver bullets to instant riches then you will spend years trying every BS infomercial and magazine gig out there.What gets me is people with an investing dream getting the little money they have sucked away by a GURU that thinks they are just a number and revenue builder making them richer and richer.

Take a shortcut and you might as well throw away the money.
