Veterans, any suggestions, pitfalls, tips, tricks, or hints?

Find properties where owners with older mortgages (hint: marketing strategy) with lower payments will wait on their equity until you sell the property.

If you're on your 15th phone call and getting sick of it, start giving hints if you wish ("Random LO Fred, what if my parents loaned me the money, would that change anything?")

Let me give you a hint 19 year old me, investing time is going to be on your side at your age. 

But here's a hint for Sheryl....

It might be to look them up in the same place I look up to see if there is property in the estate (hint, hint).

Before a Starbucks, there will probably be a lot of Entrepreneurial Coffee shops, then small franchises will open up like Connecticut Muffins, etc.There are a lot of hints which you can get, including major projects which you can find on the City Websites or just by scanning the Internet.There are a lot of people on BP that will tell you that you should not depend on Appreciation.

My ads always have the rent, utilities the tenants pay, amenities, appliances, schools, security deposit, length of lease, type of heat (gas, electric, oil) central air, fireplaces, garages, off street parking, who cuts the lawn and shovels snow (hint its not me), credit and criminal checks, and neighborhood highlights like busline, and police station in the next block.. 

Don't miss that initial bounce when it comes on the market, list it right.When reading a listing, don't miss the following, DOM (days on the market) this will give you a hint of potential motivation of the seller, look at how many times the price has changed (more motivation) always read the remarks, they will give you an indication of seller's motivation, look for key words; seller anxious, needs some work, owner financing, sold in as is condition, will consider buy like rent, option, agent bonus, low down payment....etc.Real estate is a wonderful business, investing working with clients, marketing and making deals......... in my opinion being in real estate is a lot better than working for a living.Charles Parrish
