Hello BP community!

I am looking to help my parents sell their three family home in a quite neighborhood of Concord, NH. I would like to try to get a listing estimate for them without them knowing (long story as to why) and I need help with comps.

Is there a good calculator out there or a good strategy to comping they house? Any ideas, hints, tips or tricks would be greatly appreciated.
