I've been encouraged by my boss and mentor to owner-occupy my first property, primarily to take advantage of lower rates and cut my own living expenses in the process.

The responses here have been positive and encouraging versus the normal "be careful because you'll get in trouble with the SEC for selling a security."

That's exactly what I'm encouraging folks to do now. 

I have a whole house but admittedly, I don’t encourage full weeks by offering a big discount.

Thus encouraging this good long term tenant to stick around.

For example, who is responsible for snow removal, you or the tenant, how long can they have a guest until the guest is considered a resident there and should also be paying rent, you encouraged the tenant to get renter's insurance because you will not be responsible for any damaged or stolen items, etc.

It's encouraging for people to believe in viability of Brooklyn as a real estate investment.

I assume the city would require on registered hosts (which is the minority) as a starting point for this proximity rule, so effectively this rule might encourage un-registered hosts to stay un-registered, which to me seems counter-productive to the City's overall goal of governing these rentals.
