There's a healthy investment to get certified, insurance, etc so wanted to get a temperature gauge before diving in. 

Find motivated sellers who will sell at a deep discount that will pay for any extended time that your offer considers or offer a small profit split with them.This idea may work out and I would like to hear more as you progress.  

Bucking trends is often best left to deep pockets and politicians.

hey @Dan Brown and @Salah Siraj ....im new as well and feel that its harder for us here in Jersey because of the inflated market to just dive right into real estate investing like other people in the country lol.

There are guys making good money on dirt cheap properties in Cleveland (and I assume many other markets) but they're typically hands on locals with a deep understanding of their market and real estate as a whole.

Looking forward to dig in deep in this site and see if I can find anything useful.

Deep in my gut i feel that there is another reason why she is in such a hurry, a part of me felt that she was wanted, or maybe someone is looking for her because she seem to be very paranoid.

I'm sure you have noticed yourself because you already have a property, but people can read and listen to podcasts, but you learn much more actually diving into the business.
