The city is going through massive revitalization, prices have doubled in the last 5 years but are still quite cheap, and Detroit experienced its first uptick in population in almost 70 years.I was just in SF last weekend and met a couple of clients.

I know this was my mistake for not getting them before sending the money he requested (he'd done a couple rehabs for me before and it wasn't an issue). 

Here's why (coming up on the November ballot for CA)--> "Justice for Renters Act" I'm a fan of Section 8 and have couple section 8 rentals. 

I would couple that will listening to Multifamily Podcasts (I especially enjoy Accelerated Investor with Josh Cantwell and Multifamily Insignths with John Casmon)  and you'll have a great foundation!

A couple of questions:1. 

A couple ideas below:- Have tenants pay utilities if they don't already- Refinance into lower rate- Increase rents (or convert to mid term/short term rental or rent by the room)- Call the county tax assessor's office to ensure there was no mistake in the tax increase- Call your insurance broker to get you other quotes- Sell the property and 1031 into a better market that does not have those issues- Self manage if you currently have a property managerHope these help!

A couple of these say they sit on top of your normal insurance and are in effect only when the house is rented.
