I used homes.com because that's who Realtor.com says is there biggest competitor and Realtor.com is fed through regional MLS systems, and that information is gathered by agents who are in the homes, taking measurements and running comps to try and sell homes and provide the most accurate info.

Whether I go with the Trafficmaster Allure Ultra, or a competitors brand would not make a difference to me.

Another useful tool I'm using AirDNA for is to figure out who are my true competitors. 

Bidding on your own against the other competitors has its own intrigue, with the pros all playing lots of games to distract you, or to try to get you to overpay, or sometimes offer you cash to walk away (illegal), and more. 

Hard money is for properties in really hot areas like Dallas or Atlanta where you have 15-20 competitors ready to snatch the deal from you. 

Are you functioning only in the spaces where you are needed for your unique touch, or are you feverishly grasping onto cumbersome tasks while your competitors are cruising by in the fast lane?

what are your competitors doing?  

The phrases that your competitors are not currently paying Google for Google will sell to you for pennies on the dollar..

You'd be foolish to neglect this, as all you competitors are using it to the fullest.Farming is not for the feint hearted.
