Trustee Sale Confusion

I'm planning to go to an auction soon for a Trustee Sale.  I'm confused by what I'm bidding on though.  The Public Notice says " You will be bidding on a lien, not on the property itself".  I've run a title search and it shows one mortgage of $75k, but the public notice and zillow say $260k.  It's not worth that much, though!  My agent says the only way is to do a preliminary title report, but that can't be done bc it's not an active listing...  I'm confused at what to do!  How does anyone purchase a home at a Trustee Sale if you really don't know what you're getting into?!

@Amber Stevens IF your agent said you can't do a title search, prelim or full, because it "is not an active listing" they are an absolute moron.  Title searches have Nothing to do with whether properties are listed or not.
