So many other forums I've read (professional or hobby interest) are full of flame wars-- like there's an army of trolls waiting to devour the most recent half-baked idea.But on BP even when people post "I'm 21, no job, skills or money, and I want to be an overnight millionaire" the community gives them the benefit of the doubt, and encourages them to get then training & networking to accomplish that.

New to BiggerPockets forum posting (but not the blog which I love)...long story short..we have 4-flat in Chicago that we inherited and are under contract, but not clear if the buyer can secure the necessary financing and the deal may fall through so we looking at our options in case this happens.  

My 2nd son and I are very interested in real estate investing and looking to dip our toes in the investment market soon as we explore a house hack (2 or 3 flat) that he and his fiance can live in, while we rent the other flats out.

In chicago there are 100 more sfr sales to one 3-flat so when I buy them to hold as cash flow I go outside residential appraisal guidelines to see what's happening near my property. 

If he flat out refuses to get his own power after talking with him, you've got to take action.  

By the time everything was laid out I would think you would be looking at least an acre of flat land to do that type of project.

Consider finding a local attorney who will do "flat rate" evictions in your area if you need to evict.

If she flat out refuses anything other than month to month I think I may choose to evict.
