Vetting and marketing to Cash Buyers

Hi.  New to BiggerPockets forum posting (but not the blog which I love)...long story short..we have 4-flat in Chicago that we inherited and are under contract, but not clear if the buyer can secure the necessary financing and the deal may fall through so we looking at our options in case this happens.  

One option is to market the property to cash buyers so we don't have to deal with lenders.  Two questions:  

1) We want to work with our very experienced agent to vet and negotiate with potential and accredited cash buyers, but are getting push back and not sure why?

2) What is the best way to market to cash buyers if we decide to go this route i.e., Craigslist? Change wording in the MLS? Others?

Thanks for the advice!
