Educate yourself and align with someone experience and it can be done. 

Furthermore, it's always good to have initial discussions to align goals and philosophies before reviewing deals.

@John Clark and that John, is exactly why anyone who is wholesaling needs to align with a local attorney that understands all the laws and nuances of their given state.

Let them know your strategy, your goals and what your business plan is to ensure that your business plan aligns with theirs and you can both work towards the same goal.

Then I called Property Managers in thoes cities and found managers whom I liked and their business aligned with mine.

Deals to make sense and to further align interest we looked at the deals out there.
