As @Sam Parkins put it, the jist of the concept is to purchase at a low price in cash and then "flip" it for twice what you paid offering owner financing.

@Sam Leon I have tried my best to not cross the line with discrimination of protected classes.I understand that any comments about things like "great for singles, roommates, families,  etc." should be avoided.

@Sam Alpha  is somewhat correct as we did used to sell heavily in the Pine Hills area back in 2011-2013 when the hedge funds all came to Orlando as that area gave the best returns then.

Then after putting in the drain tile then level the floor and coat the floor with epoxy like Sam recommended.
