Honestly it’s all about opportunity cost.If that additional cost is going to yield you more than it costs; then pull the trigger .If you borrow a down payment, it’s going to reduce your cash on cash return as your mortgage payment is increased.

I guess you'll have to ask yourself, do you want to be a return on equity, or a return on cash flow investor. - Ideally you want both but with a lower down payment, the less cash flow you have due to high mortgage.

Hey @Jeff Ryan - While I can not speak to your exact situation, I can speak to the thousands of homes I have walked here in Chicago, where majority of the homes were built in the late 1800s/early 1900s.I would say that 7/10 of the older homes I look at have some sort of settlement in the foundation, which causes the cracks and sloped floors you are mentioned you are seeing in your property.
