In my experience many things that are repaired/rebuilt are almost better than new because any known factory quirks/issues may now be repaired.

Here, the largest factor is the age of the roof due to Hurricane zones.  

Look for nearby sources of employment as well - factories, malls, large education campuses, hospitals, etc.
