Just bordering the island is almost as expensive as Brooklyn.

It is land locked but there is a developer behind the property who I could whole sale the property to.

I remember asking him the first time we met where does he cover because I wanted to also look for properties in Rhode Island and the answer was " I am licensed for massachusetts ".
