The biggest mistake 90% of ppl make when doing their first build is not estimating their build costs and soft cost correctly.

Normally I'd say that you should just throw all his crap out but I think you brushed over the most important aspect of your deal.

You should start with a budget (don't forget soft costs, they add up), then decide how you want the home to perform, then everything else.
