After several really bad storms, I filed some claims for roof repair because the roofer who gave the free estimates explained how easy it was.

Project specific info:$50K reno budget (~$25K Material, $25K Labor)Number of Draws: Lender says 3 or 4 is fine (thinking 3)2 months turnaroundEarly project needs: Need HVAC replacement done right away (subbing this portion out; Labor and materials ~$7K): Need to pay a roofer ~$2K in the first couple weeks also.

Contractor came and said the previous roofer did not install flashing and now it caused the stucco to crack and leak, which caused mold.Apparently stucco is cracked in a few places.I am having the hardest time to find people do the work.Ive had few companies come look at it, few companies/roofers promised to come look but never came.

Any idea on how to mend the problem before I decide to sell?

We contacted one roofer who came out and gave a written estimate for the repair. 

Get a general quote for it from a roofer.  

Roofer, plumber, electrician, etc.

You have virtually NO recourse to get your money back from a contractor that takes the 50% and runs, or delays your job so long, that it costs you even more.If you must pay anything at all, offer to pay for materials DIRECTLY to the provider, and have them delivered to YOU so that you hold them and/or can inventory what is there in case they order extras for their other jobs (yes, contractors do this).We did just that with a roofer recently. 

Bring a contractor/roofer/foundation guy with you if you are serious about the house and serious about giving him repair work until you learn these things.Key things to look at when buying a house is the roof/foundation/sewer/mechanicals/framing specially on older homes.  

Some of my clients are waiting 8 - 10 weeks for a window installer, 6 for a roofer, etc.
