Due to this, I'm now looking to invest in SFH as well as multi-unit properties and working on refreshing my knowledge of the area. 

Alternatively, you could set aside a small budget for any refresh or repairs following the rental period (6-8months) and perform a cost comparison between carrying the home through the winter yourself versus renting it and performing a small refresh prior to sale.

I read it last year, and this was a nice refresher.

I keep BP in mind whenever I need a refresher on tenant screening and use their guides as a reminder of the steps to take. 

Some guidelines we follow, many borrowed from some of the more experienced rehabbers on BP:1) We attempt to leave old charm when possible and refresh when needed, to include: chandeliers, fireplaces, hardwood floors, etc.2) Kitchens!

Very refreshing to be around such a group. 

I'll go back and listen to it again to refresh my memory.  

What I can tell you is it is simply a refresher course to what I have already learned on BP.

Refresh them monthly. 

It is also refreshing to see rational commentary in the forums instead of the steady drumbeat of negativity that typically surrounds deals presented on the forums.
