month to month lease while on the market?

I just rehabbed a house and been on the market for two months with no bites. I own another property as well and don't want to heat this one over the winter. I've advertised for renting but only on a month to month basis and finding the calls I'm getting are interested in a longer lease. Should I still offer a month to month while on the market...OR take it off the market for a while maybe for a year or so in hopes things will pick up and can get a tenant in there for the time being.
