Looking for advice as a young and new Real Estate Investor

Hello i am 23 years old and looking for a guide and advice for my future real estate endeavors. I am looking to get into real estate investing full time in my future.  I currently have a regular full time job and work hard on the side as a Realtor for my area. I Bought my first home at 21 years old and ever since then I developed a passion for real estate. I also attained my license after that. Currently owe about 90k on my mortgage and plan to pay it off as soon as possible. After the mortgage is paid off, I plan to use the equity to purchase buy/ hold properties and rehab/ hold properties. (Mutifamilies, rowhomes). I live in the philadelphia area. Maybe flip depending on how everything goes. Is there a better way to go about doing starting this? Just trying to get some advice. Thanks !

Join your local REIA

Read some (used) books on investing. I like everything from Jimmy Napier, Jack Miller.

Select an area within easy driving distance from your home or work. Drive this area every week. Get to know it very well. Know property values, taxes, rents, vacancies, bad areas. After you know it well, start making offers to FSBO. If you do it right, most will be rejected. but the few that are not will pay you well. Lose sleep over those you didn't buy. Never buy one you lose sleep over. Buy only great deals. Don't consider marginal deals. Don't fall in love with any property. Put up bandit signs in your area. Refresh them monthly. Make up an "Elevator speech". Use it frequently and often. Don't drive a Cadillac when you make an offer. Be sure you have an exit strategy firmly in place for every deal.

Brush your teeth, shine your shoes, and tell your Mother you love her.
