We have a wide range of duplexes in College Station.

I personally invest in La Crosse, Wisconsin with a mixture of LTR's and MTR's ranging from single family to small multi-family.

These loans take more time, require more docs etc. 20% down requirement (you are closing one time for the construction -- includes land -- and the permanent loan).You could expect rates in the 11-15% range for HML/PML.

If you're buying a primary residence, you'll likely be getting a rate in the 5-7% range depending on loan product, and whether you buy down the rate or not (think tax benefits).

However for you and especially in this price range I think you will reduce your risk exponentially by investing in your backyard.

Price range $250k +/- ideally a house with a pool.

I honestly think it will be more than $200 per month.Properties in my market are older. 1910-1930 range. 

And even though virtually every sponsor agreement allows me to share investment information with others who might be advising me on it (especially when club members are bound by an NDA), I still ask the sponsor if I can share it, because it's a test.

I haven't a deep dive to calculate exactly how long a used washer/dryer is lasting me but I suspect its in the 3-4 year range.
