I understand that this is a different operating philosophy from most on this site, but if you want to know how to make money in a lower CAP rate environment, then keep an open mind and ask a Californian, or a Hawaiian, or a New Yorker (city).

Personally I like the broker philosophy of telling a potential client if they are unrealistic or will take up too much of your overall time with your business for a low return that you can't help them right off the bat.

It makes your brain hurt, but I'm of the philosophy that if you don't take the time, energy, and effort to first educate yourself, a paid mentors not going to be all that much more helpful.
