What we plan to do is purchase numerous rental properties. 

I do numerous flips and my insurance agent has really reasonable rates that I have not found lower anywhere.

I've called the cops on him numerous times... everyone else is quiet and keeps to themselves.. but we see the same thing your other tenants describe to you .. it's sucks.. i just wish i was the landlord to kick him out.

Nothing horrifically disgusting or anything- more like borderline hoardery stuff - like for example, 8 boxes stacked on top of each other labeled "movies", stinky cat box, bottles of paints all over the kitchen table with just STUFF everywhere.

My concern is that some emergency will happen or a maintenance request will be submitted that needs attention before I will return and I will not be able to handle it.As a result, I have called numerous South Bend handyman services but none seem to offer 24h service or answer calls.My question is, how did some of you smaller landlords handle this issue?

First you get a property under contract with numerous escape clauses including the inspection results.

I'll check out Appfolio as well - heard that mentioned numerous times on the podcast and I'd rather learn these now while we are small!
