The market was building momentum month after month and I did not have the guts to put my families nest egg on the line for a house that I did not feel was a great deal.

@Gino BarbaroI totally agree with you on the momentum piece, once the snowball gets going it just keeps rolling and getting bigger and bigger.  

What I can see is that there is a lot of momentum now happening in the city from a job gowth, employer base, and recognition of it being seen as an upcoming business center that I think is causing migration of the type of demographics / segments that tend to lift cities with time.  

With constant pressure over time you build momentum and soon enough it moves with almost no effort.
