Ive had issues with poor quality windows within 2yrs where it leaked because of poorly sealed glass.... or gas between glass caused hazing, etc.

Taking down walls, reworking plumbing/gas, etc would be more major work that adds time and cost.Once your unit is updated, kick out another tenant, move into their unit and rent out the updated unit for more money.
