It seems akin to buying a single family home, renting out all the bedrooms and sleeping on the couch (I'm sure I remember @Brandon Turner admitting to that) .  

The next guy says, "That's nothing...my wife just bought a new couch, and she dropped $1500.  

When you do a year round you don't have to worry about how worn the couch gets or if the last renter ruined the pots.

Since I really abhor the idea of living on a relative's couch- I'm trying to make a serious go of real estate.I like the community feel here at BP, and the fact that people genuinely try to help each other out. 

You probably don't want to drag beds around, but a small couch, desk, table or nightstand could be in pics in multiple rooms.Less is more for furniture for staging.

Borrowing your own money and paying someone huge fees to do it will never make sense unless you couch it in a 300 page contract with a thousand caveats and enough confusion and obfuscation.

Get off the couch and take action!

The fact that you're hitting the 2% rule in this market and there appear to be couches in front of the property make me nervous.
