Does an Accessory Dwelling Unit count as Owner Occupancy?
I'm looking into buying a quadplex to owner occupy. I've been reading about FHA loans and owner occupancy requirements on here.
I'm a fan of tiny homes. I currently live in 280 sf and have almost zero expenses as far as primary residence is concerned.
I've done some research on Accessory Dwelling Units as well.
How does that work in a quadplex? If i purchased a quadplex and had an ADU on the property that I ACTUALLY live in, am I within the law? I have a very sensitive consience, so I'm trying to figure out what constitutes legal occupancy.
Does an ADU count as an addiional unit, making it a multifamily? Or am i within the law and could rent all 4 units and occupy the ADU?

I think you could find a way to make it work. In some areas like Santa Fe, NM an ADU does not contribute towards density, sometimes it depends on size or mobility. The "owner occupier" designation refers to the property and you'd be living at that address. It seems akin to buying a single family home, renting out all the bedrooms and sleeping on the couch (I'm sure I remember @Brandon Turner admitting to that) . You're still occupying the property. The spirit of the rule is that you're not an investor who owns another primary residence, and as long as you're paying your mortgage no one is likely to come knocking... unless your ADU draws attention, so that's where I'd focus your compliance research.
