Here’s what typically happens when investment loans go 90 days into default1- loan is placed in “non per forming category”2- non payment information sent to credit bureaus, and borrower shows “90 days late”3- Fair Issac credit score drops 150+ points4- credit requests get denied, credit available is at rates 5 points higher than before5- notes are accelerated by lenders6- legal fees are added to principal balance owed7- the lender accelerates the loan8- interest rate is increased from the current Rae to the “default” rate9- late fees are added to the principal balance

The drawings can go back and forth but the rater needs to be local to the property because in the end he will have to go verify what came out of the build and prepare a reconciliation showing the actual performance numbers post construction.

Not here to defend anyone or point fingers but we have had many unsatisfied investors over the past 10 years.Most will buy 1 property and expect miracles.It takes a larger portfolio to make it more stable and more cashflow profitable long term.Owning 1 or 2 properties can always be a hit/miss.Owning a larger portfolio should over time perform better "year after year".Just my opinion based on PM data that we see on the back end.Much success
