Unless you know methods for extrapolating what the true market value is from being able to read and dissect an appraisal, do not under any circumstances take the value from an appraisal and expect it to be true (unless you are in an upward value market)I will attempt to quickly go over one of the most important points to reading and understanding an appraisal that should help you in determining value when negotiating with sellers.Lets take a look at a particular call that I had just today that illustrates so well what I am talking about.

My understanding from reading posts here is that rentals are supposed to be handled like the following when it comes to DTI ratio (all numbers made up to illustrate the point):W2 income: +6,000Primary residence PITI: -1,500Rental 1 NOI: +500Rental 2 NOI: +500Rental 3 NOI: +500But that's not how they're doing it.

However we are only able to offset our DTI with our percentage ownership of the profits which in this case is 33% each.To better illustrate my question below is how I roughly understand how the DTI calculation for our partnership would work.Partner 1 Net Income share: $50,000Partner 2 Net Income share: $50,000Partner 3 Net Income share: $50,000PITI: $100,000For this example each partner would have there DTI negatively affected by $50,000.
