You are already gutted so maybe a discount is there for demo being done, but makes me wonder how the electric and plumbing is.

Just be careful if you have plaster/lath; you could open up a can of worms if you’re not careful in the demo phase.

Hire a handyman to do the demo, painting, tile, sheet rock, etc.Hire a plumber, electrician, HVAC/F,  ( these need to be contractors for codes and permits).You will save at least 25-40 K. 

I have a contractor coming in to completely renovate the house, and I’m of course going to join in, in some demo!

My thought process was worst case scenario the land would be worth 9k if I had to demo the house. 

FYI  Demo of the house will cost you $25-45 K. 

That cost included removal of existing concrete pad, demo of existing 2 car garage, pouring a new pad, and building a 3 car garage with gabled roof (no gutters).

Purchase price: $70,000 Cash invested: $30,000 This is our first property, currently under a light makeover of a little demo, fresh paint, new floorings, and other unexpected costs.

Started demo/renovations in July.
