Petrov Makes great points And he didn't even mention things like sewer lines (probably old cast iron/clay and expensive to replace) or structure (once you start a permitted full rehab, you will be faced with bringing everything up to code)I seriously doubt that in Seattle, you will get a full rehab completed for $120k per unit.

These homes are built in areas of yazoo clay were built extremely cheaply when they were constructed and the tenant base is very very tough ..

Being newbies, we didn't realize that homes of a certain age most likely have clay pipes and would need a sewage line inspection added on to the routine home inspection. $8,000 later.... we will never forget this lesson.

I had to scramble and made a bunch of calls before a 24 hour plumber picked up and he said he would be there in an hour.The house was built in 1962, so the original sewage line was probably a clay line and it’s life cycle was coming to an end, as it took the plumber 2 hours just to clean out all the roots that were causing the backup.I didn’t get home until 2AM.The condition of the sewage line was so bad, that I had to get it re-piped for ANOTHER $3000.
