I am a brand new agent and my background is cash flow e-commerce sales(which means high volume with max %1 profit sales;) I passed my test and got my license and  I am starting my Real Estate career and I really would love to learn everything about real estate investing.

I work full time as an analyst in Atlanta, but have a background in finance and briefly studied real estate investing in college and would really love to get started on the side. 

I would credit and background check the tenant and get a hold of his lease.

Besides doing the typical title search, I suggest completing a back ground search on the company (including the state and local jurisdictions to ensure all licenses, taxes, and fees are up to date.

You can collect applications but don't do the paid services like credit and background checks until you own the property. 

She took care of showings, interviews and background/credit checks of all the applicants.

Could it be that they are claiming it is difficult because they don't want to complete a background check?

We've been using Cozy.co for a couple of years now and love it for electronically collecting rent and for "showing" a property online, getting applications, doing credit and background checks.
