It's infuriating because this is a straightforward all interior renovation without expanding or changing the existing footprint of the single-family home.

That is a huge rent payment for someone to live in Brighton, and that demographic does exist, but I would you would have a larger vacancy rate than a Class B asset, and what happens if that tenant loses their six figure job(s)? 

Whoever is doing your property management on this rental should be able to advise you on what to do with a pre-existing tenant and what rights they have to the property.  

Cash flow is obviously so dependent on the purchase price or adding value to an existing property.

An FHA loan or conventional would be a good loan product and can use the existing rents to help qualify. 

The "grip strips" tear when pulling up existing flooring which made the repair a challenge to say the least.
