My wife and I are considering taking a few weeks to visit various parts of Florida to scope out possible vacation homes, which we would also like to rent out when not in use.Ideal conditions: a community with nice, but not overwhelmingly crowded beaches (at least not during peak times of year)walkable (at least in a core, commercial, cultural area).Additionally, we have lately been looking at the Columbia, SC area as well as both Montgomery and Birmingham, AL for SF rentals. 

I'm in Warsaw Indiana (West of Columbia City and Fort Wayne) and trying to get started.

I had to expand to the secondary and tertiary markets (Smyrna, Murfreesboro, Dickson, Columbia, Gallatin) for +1% rent-price deals.

I was hoping for insight from my fellow Columbia and surronding area investors.

People here HATE traffic and base their housing choices off of it - that is why south of the Columbia River, Portland and burbs, is hotter than north of it in Vancouver, Camas, etc. i.e.
