It would be located near a wedding venue, hunting retreat, and about 25 minutes outside of a major university town (e.g. could rent for college football gamedays). 

Try to figure out what materials you need and what design theme you're going for during due diligence.

Hey fellow BP'ers,So I've been getting PM's about the new rules and though I would post since there is a common theme: What the heck are the actual rules?

If I could find a TRUE cash flowing property in my market that cash flows $200/month after all expenses and reserves I would sell my car, wedding ring, cash in my children's 529s, sell one of my kidneys and buy everything I could. 

If approved in zoning, would go to Chicago city council this Wed.

If it’s dated or just not an exciting looking theme that could be your first issue.

I realize now, had we done that, it would have appreciated well, especially on the stock side.On that theme, if you have very long term designated reserves, I think you are the captain of the ship.

Here in Orlando a very important partner (instead of a contractor) may be a decorator who understands the unique theming and decor needs in our market.
