@Corby Goadei obviously agree with everything you said... but I assume these folks are just trying to look out for OP.and it seems like there are a lot of people that come on BP because they read Rich Dad Poor Dad, or watched a Brandon Turner webinar, and then spend a bunch of money on a random property, get crushed by capex, and disappear.i think the points / 'objections' raised are valid.

So, some ideas would be:* take some additional courses/webinars, etc on how to obtain appraisal business, especially private appraisal work (from attorneys, cpa's, direct from homeowners, hard-money lenders, etc).

I'm not exactly sure on where to start with getting into real estate so I just signed up for the 3 webinars.

I just interviewed them for my webinar series and was surprised how advanced the features are. 

I have been digging into to podcasts as well as looking to sign up for a webinar here soon outside of the free ones offered all the time.
