I would suggest finding a lender that treats your transaction with the same care and attention with which they would treat their own.

There’s just something about owning a duplex or triplex that makes the numbers more forgiving...you’ve got multiple units covering your expenses, and if one tenant’s late on rent, at least the others might keep the ship afloat.A friend of mine once worked with a client who snagged a triplex down in Austin and ended up treating me to breakfast tacos after those first rent checks cleared.

The mortgage guy told me the other house would be treated as an ADU and give me no real value towards the value of my future mortgage.Not sure if that helps much?

I forgave a tenant of a certain circumstance, and I treat my contractor's crew to lunch when they are working on my property.In the future, show some professional courtesy and class by contacting a poster or BP directly if you think a post contains something "eerie" or nefarious. 

If they aren't taking good care of something small like this in the first week imagine how they will treat you down the road, I'd fire them and hire someone else. 

No one should be treated badly.

I am HUGELY in favor of treating tenants like people, but that doesn't mean I need to think of the relationship as personal.
