Hey Michael,There are still some bread and butter areas in Cali where you can actually pull out some affordable properties like in Bakersfield and Fresno.  

This is pretty much my bread and butter.

The idea obviously has merit and I know people who this type of investment is their bread and butter.

I lived there in 04-06 and it was a bread and butter community but got hit hard by the crash.
