As a general rule, each entity that files a separate tax return (partnership, s-corp, c-corp, etc) will need its own QBO subscription.

We have 10+ self service car washes/auto bays with no subscription services (some closed, some active, some partially active) for sale in our region and I am looking to find alternative uses for investors interested in the properties. 

I am talking about both, cash and hard money. currently I am spending around 2-3k per month on marketing, advertising & software subscriptions.

You do lose control once you sign the subscription agreement and wire your funds, which is why trust is key.

It comes free with my MLS subscription as an agent, not sure what it costs outside of that. 

@John Majoris Playlist Beta subscription accounts are separate from BiggerPockets accounts and is not included in the Pro Membership. 

But, if you're trying to stay more cost effective, I believe that the lower tiered subscriptions would still give you what you need as long as you set up the system with all the necessary accounts you need.

property radar does this on the west coast .. not sure if they have gotten to the east coast yet.its a paid for subscription but its uber powerful with many many features and notice of defaults are one of them.

It turns out that even though you are buying a subscription, QB Online only allows one entity per subscription.
