Alternative uses for closed down Car Washes

We have 10+ self service car washes/auto bays with no subscription services (some closed, some active, some partially active) for sale in our region and I am looking to find alternative uses for investors interested in the properties.  Does anyone have profitable ideas for utilizing former car washes as investments?  The subscription service based washes have basically rendered these businesses not viable.
