I’m new to real estate and bigger pockets so I’m hoping to soak up as much as I can from other investors. 

The goal is to secure my first deal by the end of 2024.For now I am just soaking it all in and reading the threads of experienced investors on here.Thanks for the advice!

Hi All,As I am reading and listening to podcasts and soaking in info for my first rookie deal, I have been learning the basics on the 1031 transfer concept that can come into play down the road.The question that occurred to me (apologies if it is obvious) is about state lines. 

Plant a seed in their head about all the things that might go wrong if the husband is buying the house, with his wife as the tenant, while they are going through a messy divorce, and a protection agreement prevents him from being near her. 

For one tenant that had a cat (inherited tenant and the only cat I've allowed), I had to soak slab with enzyme cleaner, didn't work well, then soaked in vinegar, replaced subfloor boards upstairs, replace trim all around flooring -- it's a huge undertaking requiring multiple applications.     

When installing new ones in a gut reno, run the finished floor all the way underneath them, so if there is a leak, if flows out and can be seen and fixed, vs. soaking into the subfloor and rotting it. 

Local real estate groups can be a great resource for recommendations.Market Knowledge: Dive into local real estate meetings and online forums to soak up as much as you can about your area of interest.

As mentioned before I recently joined BiggerPockets Pro and I did so to engage with professionals and to soak up as much knowledge as possible!!! 


Any help would be much appreciated.In the end, you have to decide where you want to plant your seeds.
