A DSCR loan is going to require more down, have high fees at closing, a higher interest rate, a pre-payment penalty, and will require you to have cash reserves that you likely don't have at the moment.

Even a single family builds can vary significantly based on site conditions and required structure/design.

I've found an off-market property that would require $175k purchase, $35k down, $20k in repairs, with a conservative ARV of $235k. 

So in all, no real tough spots other than normal aside from not knowing you were required to hire an electrician, but that's unusual anyway.

I only charge markup on maintenance if it's a larger project that requires more coordination, supervision of the work, and inspection after completion.

What’s required for success in this is deep knowledge of real estate in general and the area in particular; experience in real estate and the local laws, etc.; and capital to pay for options, marketing, legal counsel, accounting, tax advise, etc.  

I have been able to find a couple of options for this setup though, they just require separate leases for each room and sometimes 2-3 months of rental receipts as well. 

Set clear and consistent application requirements so you can base your decisions on solid facts.

With that they may be able to recoup from their renters insurance (hopefully you require this)  If locks are damaged and the unit isn't secure you would need to take care of that right away.
