Yes, most of the reputable lenders have a min loan amount of 65k - 75k with a minimum of 40k - 50k of that amount going toward the purchase.I've been down this road before with a few investors who want to buy cheaper homes and what I can tell you is that - 1) It's not easy and 2) You WILL NOT like the rates, fees, and points.Think about it, what does a lender stand to make on an interest only loan for about 40k.

In retrospect, some yellow flags found by the property manager during the tenant screening are now bright red flashing sirens, but the tenant showed decent credit, had a positive previous landlord reference, wrote a charming cover letter in his application, and applied through the referral of a reputable real estate agent.

As you said, they show up, answer questions about the local market, provide useful data when needed, and just are a general value add to the forums.I think it's fair for consumers to take what an agent says about the market with a grain of salt, but over time, their reputation for giving good info without the smarm wins.
