You would spend far more on Marketing, background checks, tenant placement, repairs, and possibly legal fees with the eviction process.  

Run the comps, calculate repair costs, and plan multiple exit strategies so you maximize every deal—whether that’s wholesaling, flipping, or holding for cash flow.

Sometimes you will have that next person/family lined up and ready to go, but sometimes it takes much longer and you need do renovations or at least some repairs.

Be sure to have the gas, water and sewer lines inspected as these may be dug up or collapsed - and very expensive to replace/repair.

Point being if you are leveraged to the hilt with no cash how are you going to make those required repairs etc?  

I obviously want to get the best tax benefits and write off the expenses for the house and repairs I have done.
