The equation shouldn't be PP = Market Price - cost to repair foundation, it should be PP = Market Price - cost to repair - discount for taking on the risk.

Hi all investor here with a sfh property in Oklahoma, I have been having ongoing plumbing issues almost every week with toilet clogs etc since last year, and recently they had to repair the sewer lines and had to excavate the backyard and living room floors costed me tens of thousands of dollars.

I'm curious what more experienced investors will leave to finish repairing after they list the property, but before they start to show it (or lease it).I start the marketing about two weeks prior to completion, with an advertised availability date of one week after completion.
