But I just didn't have the time to get proficient at it while at the same time starting up brand new construction of a 4-unit MFH in DTLA as well as take over all the landlording tasks.So, just as @Linda Weygant mentioned, I just set up two Google sheets, with the primary goal of making it easy for data entry on the fly.

Drew If you are proficient in MS Access it has the capability to generate an amazing amount of detail & reports as long as you have the time to physically enter all the detailed data.

Worst case scenario is that you get proficient at analysis and your market dynamics...best case, you find some deals.    100% of my portfolio is comprised of property types that I hear comments daily on BP that others don't consider them ever to be profitable.

After doing some research to see how properties are assessed, zoned, and many other variables in your county of interest, you will be able to down load multi family properties (for example) with great proficiency and accuracy but it will not happen in a 10 minute session.
