Assuming they are professional and skilled in the craft - alot of the issues you have faced, they will remediate and mitigate moving forward.

My advice: don’t overthink it—your first house hack is about learning, so pick a strong rental market, ensure solid demand, and lock in a deal that gets you close to break-even or better.

Just recently listened to a podcast on mid-term rentals specifically for traveling nurses but could also include corporate professionals or large-scale construction project workers.

If you insist on going it alone, my advice is to hire a real estate attorney to draft a lease with all the current legislation.
