I don't think making this a nice remodel is going to help since you're likely not attracting the caliber tenants that's willing to pay more for something nicer... that tenant is looking to live in this area.Now, if you went the Section 8 route you might be able to push to the $1,300 - $1,400/mo range.

1: If I was in charge of creating the app I would implement AI to get more information on properties and determine comps.2: I would completely redesign the GUI(Graphical User Interface) because even the website could be improved it looks like someone with little experience created it which was smart to do in the beginning but now you guys have more money it’s time to upgrade.

Have to laugh at the guy who said cold calling and cold texting don't work.

Drive around your area and find homes that are currently being remodeled (big dumpster outside, several crews/contractors) get out of the car and see if the investor is there if not talk to guy in charge and network with them. 

I'll never forget what he told me, If you ever want to start purchasing real estate simply call this guy and write him a check and don't ask any questions.
